Investing in Budget Workforce Housing and the Challenges – Maxwell Drever

  • Urbanization across the globe has an unmatched rate, and it has resulted in high demand for affordable, decent homes. Throughout the world, a large section of countries had unaffordable housing rates when standard housing price rates were applied, a recent study stated.   

    Affordability is no longer limited to an individual’s capability of buying or renting a house. Still, it also extends to the ability of that individual to afford to live in that house. It means that affordability goes way beyond satisfying the needs and maintenance of the house when considering accommodations. Affordability includes infrastructure, environment, transport, services, and more. For example, if a place comes under your financial budget but has a vast distance between school or work and your home, the house cannot be considered cost-efficient or affordable.  

    But the factors that are involved in affordability issues vary from region to region. 

    However, when housing costs, in general, are considered, housing expenses are rising far ahead comparative to income. It leads to the scarcity of affordable homes, as the supply of houses cannot keep up with the demand. 

    The demand and supply of affordable housing systems is a challenge that needs to be understood more holistically. By doing so, you can approach the problem systematically while viewing the investment as a solution.

    Acquiring land 

    Local authorities have little say in rural land matters and whether you may use it for affordable housing projects depending on region to region. In such cases, land in the city periphery can get exchanged for land beyond the city’s boundaries. It means that developers can be allowed to work on newer housing projects but at the same time have to free up specific space for cultivation.  

    Land Usage 

    Maxwell Drever points out that proper land usage is also a challenge faced by investors when considering affordable housing. What can be done is neighborhoods requiring renewal can be developed further or renovated considering better housing possibilities. With proper dwellings, better housing facilities can be provided in smaller spaces, keeping in mind the rapid rate of urbanization. The proceeds next can be re-invested in various other housing features, including community facilities, social housing, and other public spaces.

    Upcycling Vacant Property  

    Letting go of zoning requirements can open up a large number of opportunities for housing facilities. Motels can also be upcycled to supportive housing permanently. Revitalizing vacant property can be considered one of the quickest and cheapest housing alternatives compared to new constructions.   

    Recognizing and directly moving forward towards the affordable housing challenge needs systematic changes. Along with local authorities, private sector companies also need to join hands and bring forth development in finance and with innovative mechanisms help provide creditworthiness for those wanting improvement in their living situations. 
    Communities and employers require a hand-in-hand effort by providing affordable accommodations or helping through the costs with mortgage deals and loans. Private developers can also make investments in design concepts that are sustainable but also remain energy-efficient. It would improve productivity as well as play a significant role in urban development, says Maxwell Drever.
